If you have already had a pre-application consultation meeting with the municipal, regional / county, conservation authority, etc, planners and they require a Planning Justification Report prepared by a Professional Planner South Coast Consulting, Land Use Planning and Development Project Management can help you. The purpose of a Planning Justification Report is to:
- Outline the nature of the proposed development and to evaluate it in the context of policy documents such as the:
- Provincial Policy Statement;
- Growth Plan for the Greater Golden Horseshoe;
- Niagara Escarpment Plan; Regional / County Official Plan;
- Municipal Official Plan;
- Zoning By-law, other policies of the Conservation Authority if they are applicable; and
- Applicable regulations;
- Provide the planning rationale supporting required Official Plan and Zoning Bylaw Amendment applications; and
- Justification for the proposal in accordance with good planning principles.
If you haven’t already met with the municipal, regional, conservation authority, etc. planners, South Coast will provide comments on the feasibility and acceptability of what you want to do. If South Coast’s experienced planners don’t think your proposal is likely to get approval, it will tell you at the outset – saving you time, money, and frustration. If your proposal has merit, South Coast will review it against the many planning and development control policies put in place by the provincial, regional / county, and municipal governments, and the conservation authority. South Coast’s Preliminary Planning Policy Justification Report is a type of due diligence, providing you with the information and data needed to support your proposal, and possibly save you money and time by eliminating some of the background studies often requested. Details of these often requested background studies are outlined in Land Development Project Management Services
